Apartment communities have many unique photography challenges that require specialized attention and experience in order to deliver photography that separates your community from the competition. We at Exposure Elements have the experience shooting apartment communities to be able to overcome these challenges and deliver high quality images that will attract more apartment hunters to apartment properties. With recent photography with Avalon, shooting most of their Silicon Valley communities and currently shooting through an ongoing project with Essex Property Trust we have photographed for some of the larger apartment property management companies in the San Francisco Bay Area. We have an ongoing effort with BT Properties, a Bay Area property management company, to shoot their properties as they bring on new clients. These clients and our other projects we have done have given us the unique experience to be at the top of our field.
Apartments Often Miss the Mark on Property Photography
Most property management firms use "For Rent" or other similar large advertising agencies to deliver photography services for their communities. While this is easier in the short term, sometimes cheaper and facilitates a single consolidated management effort it often misses the real objective of attracting internet apartment hunters. This leaves the local property team with images that have over exposed interior lighting, windows that look frosty due to over exposure and outdoor shots that lack brilliant color and have shadows that are dark and block the detail of well kept grounds. This is often compounded by the fact that many apartment communities have invested significantly into trees and landscaping that creates these hard shadows so grounds that are supposed to attract interest add to the challenge.
Apartment Hunter Response to Internet Images
Today's apartment hunters look at internet images first. If they can't see through the windows or can't get a clear idea of what the grounds look like they will disqualify the property and move on to another option. Maybe the thought pattern is, "if you can't see the property well on the internet, what is it going to look like in person?" Ultimately this lowers demand, lowers the rentable value and makes for longer open times between rentals.

Interior Photography
On interior shots we never avoid windows and always deliver crystal clear windows shots just as if you are viewing them in real life. Our lighting is always accented with an incandescent glow and never overexposed. Our use of ultra-wide angle lenses insure that we can capture the whole room and when the wall lines aren't straight (room looks like the walls slant in on the bottom) we straighten them so viewers don't have to 'visualize' straight walls.
Exterior Photography
Our exterior shots are always shot with an advanced imaging technique that assures broader dynamic range and richer colors by merging the best parts of three identical images with different exposure levels that achieves one image that has more detail and significantly better color than any single image that can be produced. This technique is called HDR imaging (HDR stands for High Dynamic Range). Many articles are available on the internet by searching this topic as a lot of photographers attempt to do this. Like most advanced technologies though, misuse can result in images that are worse than standard photography. Our website has a blog explaining how this process works with sample images and the final result. When well done this technology provides imagery that a single camera snapshot cannot match. We do this process on all exterior images!
