Here are six essential tips to help make your staging process smooth and successful.
1. Communicate Special Requests Early
If you have specific staging requests—like turning a bedroom into an office—let us know a few days before staging begins. This allows us to plan for the right furnishings and accessories. Early communication minimizes the need for additional trips which can delay staging completion and ensures that we’re all on the same page.

2. Align All Stakeholders in Advance
Whether it’s agents, clients, photographers, or contractors, it’s essential to ensure that everyone involved knows the schedule and their role in the staging process. For instance, we typically schedule our photographer for the day after staging, but if you have a photographer booked, just let us know so we can coordinate accordingly. Clear communication prevents delays and helps us achieve a smooth staging and photography experience.

3. Complete All Repairs and Upgrades Before Staging
All construction, painting, repairs, and fixture installations should be completed before staging begins. If workers are still on-site when we arrive, we will need to reschedule, which could lead to delays and additional charges. This precaution also helps us avoid potential costly mishaps, like getting fresh paint on floors or staging furniture, and keeps our work moving efficiently.

4. Ensure Professional Cleaning Before Staging
Schedule a professional cleaning of the property before staging day. We can’t set area rugs or display furniture on dusty or dirty floors. A clean property preserves our setup, prevents re-cleaning, and ensures the best results for showings and photos.

5. Provide Access to the Property
Make sure we have access to the property, including keys in the lockbox, gate codes, and garage access if needed. An accessible driveway and clear walking paths are also important for our trucks and staff. We don’t want to arrive and find an empty lockbox or access issues which cause delays and scheduling challenges.

6. Confirm Electricity and Running Water
Lighting plays a vital role in staging, and we rely on electricity to test lamps, check lighting fixtures, and work efficiently. Running water is equally important to keep our staging materials clean, and access to basic facilities for our team is appreciated. Ensuring utilities are available lets us stage the home to its fullest potential, with the highest attention to detail.
